McGehee Place is governed by protective covenants. They’re a big part of why the neighborhood looks and feels the way it does. Here’s what they cover:
- Home use. Every lot in the neighborhood is residential.
- Nuisances. Noxious or offensive activity that would be an annoyance or nuisance to the neighborhood is prohibited.
- Yard signs. The covenants allow professional signs of a specified size advertising a property for sale or rent, and no others — political signs included.
- Pets. Dogs, cats, and other household pets are welcome, as long as they’re not kept, bred, or maintained for commercial purposes.
- Exterior changes. The Architectural Review Committee must approve modifications to existing homes in writing before construction begins, and that includes changing exterior paint colors. New structures — storage sheds included — need written ARC approval of the construction plans and location first.
- Satellite dishes. These belong in the rear or side yard, screened from view of the street.
- Drainage. Fences, walls, and landscaping must stay clear of anything that would hinder the flow of surface water drainage.
- Vehicles. House trailers, campers, boats, and similar vehicles aren’t parked on the street or in front of a lot on a permanent basis — they’re kept on the parking pad or behind the house, screened from view. Cars and trucks belong in the garage, carport, or parking pad rather than parked on the street long-term.
- Upkeep. Every homeowner maintains their home’s exterior — repairs, painting, yard maintenance — in a manner harmonious with the other homes in the neighborhood.
