These are the violations the association enforces. The association’s stated goal is 100% compliance, and one corrective warning comes before any fine.
- Parking on the lawn
- Continuous parking on the street
- RVs, utility trailers, campers, boats, dune buggies, or trucks with trailers permanently parked on the street
- Noxious noise — loud music, parties, motorcycles, revving engines, firecrackers, firearms
- Garbage cans on the street before the day of pickup. Cans are kept out of view in the rear of the house except on the day of collection, go out no earlier than 5 PM, and must be removed from the curb by 6 PM on the day of pickup. Garbage should be bagged, flattened, and contained within the can, with the top completely closed
- Putting anything other than bagged grass clippings or tree and bush trimmings at the curb for regular trash collection — all other trash items go to the specified pickup areas as advertised online with the Montgomery Sanitation Department
- Houses and lawns not properly maintained
- Exterior modifications, including paint color, without Architectural Review Committee approval
- Mailboxes and posts that aren’t black with a visible address
- Yard signs of any kind, except “House for Sale”
- Running a business from a residence
- Lawn objects
- Inflatable holiday decorations
- Satellite dishes anywhere but the rear of the house
- Dogs off leash or pets without identification tags
Fine schedule
- Warning — no fee
- First offense — $50 fine
- Second offense — $120 fine
Unpaid fines are collectible the same way as unpaid assessments, may result in a lien on the property, and will be sent to collections. To dispute a violation, submit it in writing to the official address of record within fifteen days of issuance: McGehee Place Estates HOA, P.O. Box 11177, Montgomery, AL 36111.
